Hunting, Fishing and the Sulphur River

Water draws wildlife. That is a fact every hunter knows. The Sulphur River runs through this area of Red River County, and the nearly 56 acres at TBD PR 5040 and 5041 near Bogata sits right in that corridor. The river, the timber, and the surrounding public land make this property more than just a place to deer hunt. It is a base for fishing, boating, and year-round outdoor recreation.

The Sulphur River advantage

The Sulphur River winds through Northeast Texas and creates a natural funnel for whitetail deer, wild turkey, and smaller game. Animals travel along river corridors. A property near the river sees more movement than a dry inland tract. The aerial photos of this property show the river cutting through the timber, which means water sources, travel routes, and bedding areas are all within walking distance of your camp.

Fishing on the property and nearby

The Sulphur River holds channel catfish, flathead catfish, bass, and perch. You can wet a line from the bank within a short walk of the property. For serious fishing, Wright Patman Lake is about 20 miles south on the Sulphur River. At 20,300 acres, it offers great fishing for largemouth bass, crappie, catfish, and white bass. It also has boat ramps, so bring the bass boat. After a morning on the lake, you can be back at camp by noon.

Sulphur River Wildlife Management Area

The Sulphur River WMA is nearby and provides additional hunting and wildlife watching opportunities. Public land access is limited in this part of Texas, so having a WMA close to your private property is a bonus. It extends the range you can hunt and gives you more options during the season.

A rare combination

Hunting land with water access in Northeast Texas is not easy to find. Most tracts are dry hardwood stands with no river frontage and no lake access. This property sits at the intersection of hunting land and the Sulphur River. You get private timber for deer and hogs, river access for catfish and bass, and a major lake and WMA within a 20-minute drive. That combination is what makes this property stand out from the typical Red River County land listing.
